COMMENTS ABOUT BOARD CANDIDACY
Seeking a position on the Board of Directors with the intent to reform the relationship between the HOA with a focus on fostering better communication, transparency, and collaboration with residents. My goal is to bridge the divide within the community and implement structures that enhance trust, accountability, and resident involvement.
As an engaged and proactive community member, I’ve been a key organizer of rallies aimed at protecting Mac Overstreet Regional Park from being sold by Osceola County for commercial and industrial developments. These developments included plans to build a chemical plant, hydrogen plant, lithium ion battery and solar panel factories, and other industrial projects that would have threatened the park's natural environment. Through these rallies, we voiced strong opposition to these plans and worked tirelessly to protect the park.
I have been an outspoken advocate at county public forums, voicing concerns over traffic congestion, road safety, and the need for infrastructure improvements. I have actively pushed for the construction of more roads to alleviate traffic jams and have called for a halt to future housing developments in our area until these traffic issues are resolved. My focus is on ensuring that any development prioritizes the safety and wellbeing of our community.
In addition to rallying local residents, I have coordinated with environmental groups and state government officials to advocate for sustainable development practices. My goal is to work alongside Osceola County Commissioners and other stakeholders to protect the environment while promoting responsible growth that enhances the quality of life for all residents.
I have been at the forefront of efforts to ensure that the entire 397-acre Mac Overstreet Regional Park, not just the 77 acres designated for amenities and activities, is protected from future industrial development. My work has focused on encouraging the Osceola County Commissioners to dedicate 100% of the park to recreation and conservation. This initiative aims to preserve vital wildlife habitats, safeguard the water quality of Lake Toho and its aquifer, and maintain the park as a natural resource for future generations. By protecting this space, we enhance the quality of life for our community and preserve its natural beauty and ecological value.
As the leader of the Townhome Opposition Protests, I’ve worked alongside residents to prevent the development of townhomes in our area. This opposition is focused on preserving the area’s natural landscape, including protecting oak trees and an eagle's nest that are vital to the local ecosystem. By preventing the construction of townhomes, we aim to maintain the unique character and natural beauty of the BIOB community while ensuring sustainable, responsible development in the future.
EDUCATION AND SERVICE
· B.S. in Electrical Engineering, University of California, San Diego, CA
· M.S. in Software Engineering, Monmouth University, NJ
· Serving in the U.S. Army has instilled in me invaluable leadership, discipline, and strategic planning skills that have shaped who I am today. My experience in strategic planning allows me to assess complex situations, develop comprehensive action plans, and execute them effectively, always with the community's best interests in mind. I am committed to applying these qualities to foster a more transparent, accountable, and united future for the BIOB community, ensuring that all voices are heard and all needs are addressed.
GOALS FOR COMMUNITY
Currently, our community faces several challenges, including a growing divide between the HOA and residents. There appears to be a lack of transparency, insufficient communication, and an imbalance in decision-making power. I am dedicated to resolving these issues through changes in the HOA current practices.
The operations and functionality of our BIOB community are significantly constrained by the limitations of Florida Statute 720, making it challenging for the Board to improve quality of life, foster trust, and enhance communication with residents. To effectively govern our community, we need a more flexible and adaptive framework that goes beyond the current statutory limitations.
My vision is to revise the HOA resolutions in accordance with Florida Statute 720,
focusing on updating or introducing new rules that clearly define the roles, responsibilities, and expectations of the BOD members, HOA, Committees, and residents. A key aspect of this vision is empowering Committees by granting chairpersons the authority to communicate directly with residents on matters within their expertise, whether through email or the Connect Resident Portal. Chairpersons should also have the freedom to engage with the HOA on relevant issues. Furthermore, these chair committees will regularly attend BOD meetings to present important information and concerns, ensuring they have a voice in decision-making processes.
Three additional committees --
Communication, Advisory, and Oversight that must also be established immediately. These committees, along with others already in existence are critical to supporting the community in its daily operations, acting as its core pillars for managing communication, providing expert advice, and ensuring accountability.
1. Communication Committee
The Communication Committee is the voice of BIOB and plays a vital role in ensuring that residents stay informed and engaged with the happenings within the community. This committee's primary functions include keeping residents updated on BOD meetings, elections, conducting survey, ongoing projects, financial matters, and other key topics affecting the community.
To accomplish this, the Communication Committee will be tasked with maintaining the Connect Resident Portal website, where residents can access essential updates, community documents, forms, and announcements. The committee will also oversee Q&A sessions, providing a platform for residents to ask questions and receive timely responses. Additionally, they will conduct annual or special surveys to gather feedback on important issues and concerns, helping guide the direction of future community projects and policies. All future matters addressed to the Board and HOA, as well as committee briefing materials, will be made publicly available for residents to view, ensuring full transparency.
A key initiative for the Communication Committee is the installation of 85" weatherproof TV screens at each exit gate. These screens will be used to display important community announcements and events in real time, ensuring that residents are always informed about the latest developments, meetings, and urgent matters as they leave the community. This direct, visible form of communication will enhance transparency and keep residents engaged with the community's most critical updates.
By implementing these initiatives, the Communication Committee will play a central role in improving transparency, communication, and community involvement, ensuring that every resident remains connected to the latest happenings within BIOB community.
2. Oversight Committee
Oversight Committee ensures the Board and management company operate in line with HOA resolutions, regulations, and Florida Statute 720. It verifies that board decisions comply with community-approved resolutions, conducts quarterly financial audits, manages resident Q&A and complaints, and evaluates the performance of the property management company for accountability and improvement.
3. Advisory Committee
Advisory Committee Comprising former BOD members and subject matter experts, this committee will offer valuable advice on key issues and initiatives. They will provide specialized input on matters such as infrastructure, legal compliance, financial planning, and environmental concerns. Their role will be to guide the BOD on both current and future projects, ensuring decisions are well-informed and aligned with the community’s long term goals.
These updated resolutions will provide a crucial framework for effective governance and will be brought to a community vote within six months through Special Meetings, before they are implemented. Without these updates, we risk continuing with outdated practices that hinder meaningful progress. It’s time to adopt a governance structure that truly reflects and addresses the evolving needs of our community.
However, addressing governance is only part of the solution. Our community faces several other pressing issues that require the attention of the new board. One ongoing challenge is the frequent damage and tailgating incidents at the South gate, which compromise our security and highlight the need for enhanced measures.
In addition to addressing security concerns, it is essential to find a new location for Floralawn to store their equipment. By doing so, we can potentially reduce the costs associated with landscaping services and improve overall efficiency. This move could lead to significant savings, which can be reinvested into other essential community services.
The Hotwire Communication installation is another ongoing project that requires close attention. To ensure a smooth transition from the current Spectrum Internet service provider to Hotwire Communication, an extension may be needed. It is crucial that every resident experiences minimal disruption during the changeover, and we must prioritize ensuring that all technical, connectivity, and service issues are addressed promptly during the transition period.
Furthermore, the BIOB engineering study is a high-priority project that must be conducted to ensure a seamless transfer of responsibilities from Taylor Morrison to the community. This study will focus on critical infrastructure such as roads, bridges, and lakes, ensuring that any potential liabilities are identified and covered. By completing this study, we will better align with the community’s current and future needs, ensuring we receive high quality and reliable services that meet our expectations. This initiative will safeguard our assets and maintain the integrity of our infrastructure, contributing to the overall well-being and long-term sustainability of the BIOB community.
